Saltcote Place is a comfortable, adults-only guest house in Rye, East Sussex, designed for mature guests seeking a peaceful, romantic break. We are not a hotel, we do not accept young children or pets, and we specialise in discreet, high-end accommodation with private parking, ideal for couples exploring Rye and the surrounding countryside.

We want you to have the best time possible
Check-in & Check-out
Check-in is from 2:00 PM onwards, with check-out by 11:00 AM to allow time for the suite to be beautifully prepared for the next guest.
As we are a private residence rather than a hotel who would have a 24-hour reception, we welcome arrivals until 8:00 PM. We personally greet guests, help them settle in, and provide a short tour of the suite. Late check-out may be available at £50 per hour, subject to availability and our schedule.
Early Arrivals
If you arrive in Rye before 2:00 PM, we recommend using the Market Car Park (TN31 7NA), just a short walk from the High Street. This allows you to start enjoying your break straight away while we complete the final preparations. Parking in Rye can be conveniently paid for using the Ringo App. We will be ready to welcome you from 2:00 PM.
Luggage Storage
Should you wish to explore Rye after checking out, we’re happy to securely store your luggage at no extra charge. The suite will need to be vacated by 11:00 AM, and we’ll agree a convenient collection time and provide an alternative fob for access.
Parking
Parking is available within our secure, gated grounds. There is no on-street or outside parking, and our private drive — the sole access to the property — is monitored by CCTV for added peace of mind.
Certainly, it would be impolite not to mention that we hold an alcohol license and whilst we do not pretend to have a wide selection we are happy to help out where where we can if you need something.
Additionally, our rooms are equipped with exceptionally quiet fridges for your convenience. Glassware can be provided for your use if needed.

We understand the importance of dietary requirements and try to accommodate everyone. If you require more specific ingredients or products for the duration of your stay, we would be happy to source these. Prior notice is always appreciated.
Rye is a small town where Yaks milk is often difficult to find although Peruvian hand reared ducks eggs are sometimes easier to locate. Where possible with some prior notice if it’s going to make all the difference to your breakfast experience we can make adaptations and we always enjoy a chat before arrival. If you want to bring your own branded version of milk that’s equally OK.
We do not offer Halal options.

Towels and sheets are changed on the morning of the 4th day in accordance with Visit England guidelines, unless more frequent changes are requested (additional charges may apply).
Many guests today are environmentally conscious and often choose to use the heated towel rails during their stay.
Usually we have only three suites available, The Rother Valley, The Royal Military and the Amberley Suite.
Group Stays or Whole House Stay
Frequently our Guests return to host their family and friends, when this happens it’s always exclusive use.
We can host 14 guests in 6 double suites and which includes a pair of bunk beds although in 2026 this may change to 22 Guests.
If you are attending one of these functions you will clearly know all of the guests.
There are a number of places locally with high power fast charging points within a mile of the house. Whilst EV charging you can walk around a garden centre, have a snack in one of two cafe’s and a Garden Centre at TN31 7PA
Yes, It is always worth booking directly with us because you avoid paying commissions and we can chat about the things that are important to you such as places to eat and for things to see and do.

We welcome payment through all major credit and debit cards, as well as BACS transfers.
BACS details will be automatically emailed on the morning of departure at 7:30.
For American Express (Amex) payments, a 3.5% charge is applied, kindly include this in the settlement balance.
We accept Apple Pay and Google Pay at no extra cost.
All beds in our rooms are king-size, with the exception of the Rye Suite, which features an emperor-sized bed measuring 2m square.
Our pillows are hypoallergenic to ensure a comfortable stay, we do not use feather filling.
You will find cotton-polyester sheets with a top sheet and duvet cover on each bed, along with an additional soft throw available in every room as required.
We thoroughly enjoy hosting elegant gatherings that bring families together.
Our venue is more suited to intimate celebrations and private functions rather than rowdy events like stag and hen parties which are not permitted.

You would need to coordinate the official marriage service with Hastings registration service independently. Unfortunately, we no longer hold a wedding license for ceremonies here; however, the nearest venue is Rye Town Hall should you require it.
In terms of hosting your wedding reception, we are open to discussing various options tailored to your preferences regarding style, timing, and support staff. Our services include catering and marquees, and we can provide you with our terms and conditions upon request.
Absolutely, we know all of the local gardens, vineyards, National trust and English heritage properties.
With a selection of travel options from Taxis and our excellent public transport we are very happy to help with your itinerary please email stay@saltcote.co.uk with an outline of what you would like to achieve.
Unfortunately, we are unable to accommodate meals being eaten in guest rooms due to various reasons such as lingering aromas, potential damage to furnishings and fabrics, and additional cleaning costs.
To uphold the high standards expected by our guests, we kindly request that meals are not taken in the rooms. In the event of damage caused by food eaten in the rooms and lingering odour a minimum of £100 cleaning charge will be applied which could increase to cover the costs if we are unable to let the room consequential to the issue caused.
We provide Bed and Breakfast services, and occasionally, we arrange private functions with private dining options. Any special meal requirements should be discussed and agreed upon.

Electric Bike charging in Rye at Saltcote Place.
Your bikes will be safe and secure at all times and will be under cover.
We are mindful that accidents can happen and so battery charging CAN ONLY be done outside using the plugs under the Loggia. We ask that batteries are not brought into the house regardless of their charge.
Your vehicles will be under cover and two mains plugs are in place.
To cover the cost of charging each bike we will add £5 for each vehicle.

A Little Note to Help Us Look After Your Room
We completely understand that accidents can happen — some are unavoidable, and some are the sort we’d all rather forget! Whatever the situation, letting us know straight away really helps us put things right quickly and minimise any impact or cost.
If something in the room has been damaged or spilled, an early heads-up often means we can clean it before it sets or worsens.
Please don’t feel awkward or try to hide anything — it’s always far easier (and usually far less expensive) when we can deal with it promptly. We’re not here to tell anyone off; we’d simply like to resolve the issue and move on… probably never mentioning it again. 😉

Where is the best place for Romantic Short Breaks In Rye
Saltcote Place in Rye is probably one of the most Romantic places for a short break in Rye for many reasons.
You will enjoy comfortable suites to relax in, a very calm and quiet venue with no weddings, not traffic noise and no children.
Breakfasts can start as late as 10am and later departures may be available subject to diary commitments.

The First Floor Lounge is included with exclusive use when you reserve the Rother Valley, Royal Military and Amberley suites.
It is available as an optional extra in the same way that you may add champagne to a booking when reserving the Royal Military Suite and the Amberley suite.
Like most people we absolutely love dogs, we adore them and have had them ourselves along with cats.
Unfortunately with allergies and the occasional well intentioned bark we have had to say no to mans best friend.
The Playden Oasts is a short walk from us, where they have a different layout to us and they welcome friendly dogs. They also offer meals and have a bar.
Saltcote Place is Gay friendly, Paul and Alan look forward to welcoming you to our home.
All rooms have dimmable chandeliers that use warm white LED bulbs in addition to bedside lighting and occasional lamps and candelabra in the Hennessey lounge.
Within the grounds there are multiple comfort lights that ensure you are always well lit, they are movement triggered.
The rooms are very quiet and whilst not technically soundproof the walls are at least 12inches (300mm) thick, there never be children here unless you are part of a whole house event with your family.
We are not on a public road and there is no passing traffic. We are not under a commercial flight path.
We do not host noisy parties, conferences or Weddings here.
Most evenings it’s Owls you hear more than anything else.
There are no shared bathrooms, everyone has their own bathroom and all Guests are provided with really nice waffle bathrobes.
We offer a selection of Baths and Showers as follows
Royal Military has two options, a double ended bath with hand held over shower ideal for anyone wanting to keep their hair dry. The corner shower has a rain shower and a hand held wand.
Rother Valley has a double shower with two overhead or hand held wands.
Amberley Suite has a double ended deep bath and a large shower with both overhead rain shower and a hand held wand.
Hennessey Suite has a very large walk in double shower with two overhead rain showers and a deep double ended bath, two separate sinks with over mirrors and shaving points built in.
Avenue Suite Has a regular bath with over shower and hand held wand.
The Rye Suite has a large walk in shower with overhead rain shower and a deep double ended bath, sink with over mirror and shaving point built in.
Hair dryers are in all rooms.
After Covid many things changed for example it is not uncommon for Guests to bring their own Pillows, we respect these preferences.
We stopped entering Guest suites but room service can be available on request.
On arrival all pillows will have soft fondant mints on them and flowers will be in the room.
Mini bars (Fridge) are in all rooms and can be stocked with your preferred tipple by arrangement and glasses will be available.
Breakfast in Bed does not work on account of the distance from the kitchen to the suites. The best part about your stay will be the theatre of breakfast and the family friendly style of the breakfast experience.
Wine Tasting Tours are lots of fun, we are very accustomed to helping our Guest visit a wide range of local vineyards with some very entertaining options.

From Open Gardens, quite calm restaurants and private dining for a maximum of three couples at a time. We know the area and the lovely intimate experiences you will not find in the guide books.
A friendly concierge service – if you are looking for a Sunday Roast, enjoy fish, lamb or would prefer to eat at a restaurant where the own is vegan or vegetarian let us know.
We operate two of the town websites so we really do know most of what’s available and we will be happy to help you get the most from your visit.
Saltcote Place is the ideal place to enjoy local walks from.
Playden where we are located is in an elevated position with short and moderate walks close by.
From the main gardens you can see Camber Sands which is a flat level walk once you are down close to Rye which is a short walk.
Rye Harbour Nature reserve is also visible from the garden although we would personally suggest driving there or catching the bus from the end of our drive, the stagecoach app is excellent for getting around the area on public transport.
The Fire Hills offers both short and manageable walks as well as challenging walks of around 15 miles from there to Rye going through Pett Level, Winchelsea Beach back to Rye or the Nature reserve.
The RSPB site at Dungeness is an absolute haven of wildlife.
Anniversaries and Special Occasions fill our weeks, no matter what your reason is to celebrate we are here to support you.
We will happily receive deliveries of your wedding pictures foe example to hang in the suite, flowers of your choice, bespoke trips and arrange transport and restaurants to ensure you get to enjoy quality time together without you needing to do the heavy lifting.

We are experienced with a wide range of family profiles from elderly parents unsteady on their feet and end of life events where we help you celebrate that person who is important to you and your family. We have had the oxygen bottles delivered and a lot more.
We can arrange for private catering if needed although many of our local restaurants are equally flexible and happy to assist where needed.
Water at Saltcote Place Rye is mains pressure, there is no stored water.
In all bathrooms you will enjoy mains pressure hot and cold water so you will have a great shower.
All tap water is mains pressure and perfectly drinkable.
We include two bottle of water per day per guest in the rooms, one sparkling and the other is still water. You also have a fridge in the suite.
All rooms have thermostatically controlled TRV’s fitted to the radiators.
The home is a smart home which means you can turn up the heating to around 23 degrees in your rooms.
The TRVs’ in each room know how long it takes to reach the set temperatures, if it takes too long for example it detects a window has also been left open then it will turn down the heating.
A Hospitality tray with a selection of Tea, Coffee and Chocolate drinks is located in all bedrooms. We include a selection of Tea’s, if your favourite isn’t there just ask because we may have it.
We include Decaf options, and milk jiggers. If you prefer fresh milk please ask as you are welcome.
There are two WiFi networks in the house, you can connect to the one named Saltcote.
CAT6 is available in most rooms.
All TV’s are smart TV’s and internet connected ready to accept your Dongle or streaming service such as Netflix iPlayer using your account settings.
Saltcote Place Gardens are mainly at the rear of the building out of sight.
The formal lawns enjoy the far reaching views toward Camber Sands, you can see Rye Golf and Rye Harbour Nature reserve.
If you want to relax and enjoy the garden you are welcome, we have plenty of soft garden seating and even enough deck chairs for all guests to enjoy.
There are three EV Charging points within a mile of Saltcote Place, the nearest is at the local Garden Centre with a Cafe on site at Saltcote Farm TN31 7PA which is a high power location with many charging points.

Things to do in Rye
Saltcote Place is ideally located to explore Rye and the owners will help you craft your visit so you miss nothing that is important to you. Guests at Saltcote Place arrive with the knowledge of a local, just share your interests and preferences and we will be pleased to assist.
Here are the top recommendations our Guests:
1. Rye Harbour Nature Reserve & Discovery Centre
This is the “crown jewel” for nature lovers in the area. It is a vast mosaic of saltmarsh, shingle, and lagoons.

Bird Watching: Over 280 species have been recorded. It is famous for breeding colonies of Terns (Little, Common, and Sandwich) and Avocets.

Accessibility for Mature Guests: The reserve is ideal for those who prefer gentle walking. There is a long tarmac road leading to the river mouth which is completely flat and suitable for wheelchairs or mobility scooters.

Hides: There are five bird-watching hides, including the John Gooders Hide, which is fully accessible and offers excellent views of the wetland wildlife without requiring a strenuous hike.

Discovery Centre: Has a lovely café (Lime Kiln Café) with floor-to-ceiling windows, allowing guests to enjoy the view and spot birds even while having tea.
2. Castle Water
Located on the landward side of the Rye Harbour Nature Reserve, this area is quieter and features freshwater habitats.

What to see: It is an excellent spot for seeing Bitterns, Marsh Harriers, and Cormorants.

History & Nature: The trail takes you past the dramatic ruins of Camber Castle (built by Henry VIII), which is now surrounded by grazing marsh and wildflowers.
3. The Royal Military Canal
For a peaceful, shaded walk, the path along the Royal Military Canal is excellent.

Nature: The slow-moving water is home to Kingfishers, Dragonflies, and Marsh Frogs (listen for their distinctive “laughing” call in late spring).

Experience: It offers very level, easy-going walking paths that feel very secluded despite being close to the town.
4. Dungeness National Nature Reserve
A short drive from Rye (about 20-25 minutes), Dungeness is a unique “shingle desert” and a site of international importance.

RSPB Dungeness: They have excellent accessible trails and a series of hides looking over large gravel pits. It is a major stopping point for migratory birds in spring and autumn.

The Landscape: Mature guests often find the “end of the world” atmosphere of Dungeness fascinating, especially with the Prospect Cottage garden (formerly Derek Jarman’s) nearby.
5. Hastings Country Park (The Fire Hills)
For those who enjoy more elevated views, a short drive west takes you to Fairlight.

Nature: It features ancient “gill” woodlands and sandstone cliffs. There are surfaced paths near the visitor center that provide stunning viewpoints without needing to navigate the steeper coastal paths.
Pro Tip: Since Saltcote Place provides secure parking, we suggest you take the short drive or bus to the Rye Harbour village car park to start their nature walks, as it saves the initial walk from the town and puts you immediately onto the accessible reserve paths.

Weddings At Saltcote Place
We can offer the venue for your Wedding Reception in Rye, we are no longer offering the actual ceremony here. We are a short walk from Rye Town Hall. Rye community transport offer a low cost way for your guests to come up to Saltcote if they did not want to walk for 10 minutes.
We never mix Guests, this means your wedding reception would be exclusive use and if you are not attending a Wedding then you will not be disturbed by a Wedding.

For intimate events restricted indoors we limit the numbers to 30 guests in total, for events in the grounds with a Marquee the limit is 130 guests.
To achieve the perfect outcome an event requires a team to work together and to be well organised, we have a choice of catering teams, and marquee providers.
You choose the layout, the menu and the wines (corkage options available) you select the DJ, Band and entertainment we provide the management side.

Minimum Stays are in place however they can be flexible by agreement.
The cost of cleaning, staff and utilities coupled with demand all form part of the Minimum Stay policy.
In situations where a two nigh stay is not possible although you are reserving more than three suites then we can discuss a discounted two night fee to cover the one night stay and additional costs.

All of our accommodation is on the first and second floor, there are hand rails and wide access stairs for those who require assistance from a care giver or family.

How Wide are the beds at Saltcote Place?
All beds are king size and the Royal Military is especially suited for tall people as it’s a sleigh bed.
If you are attending local Schools Catching a cruise from Dover or using Lydd or Gatwick Airport we can help.
Many Parents stay with us whilst settling in their offspring at Benenden, Buckswood, Vinehall etc.
Airport shuttles can be arranged for regional airports and late check-in is possible with prior arrangement.
